We decided to have a villa built in Dalyan by Oruc Construction. Since deciding to have the villa built in Dalyan in September 2003, the villa was completed and handed over to us in June 2004. The quality of the building work was very good and the materials used were top quality. We were very happy with the dealings with Oruc brothers. We found Oruc brothers to be very trustworthy and easy to do business with. We received regular updates on the progress of the villa together with e-mail's and photos. We wish Oruc brothers the success they deserve and a prosperous future.

Villa CARIA (Built by ORUC CONSTRUCTIONS 2003/2004)

We met Ramazan Oruc 3 years ago in our local Turkish restaurant in Grayshot in Surrey and expressed an interest in buying a property in Turkey.

Three days later we were on our way to Dalyan with Ramazan.After 3 days looking at properties and land it was decided that we would buy a plot of land.

A contract was drawn up and we departed from Dalyan after 3days with complete confidence that all promises would be kept.

The agreement was that we would send 3 stage payments with the guarantee that the house would be ready for occupation in April the following year. This promise was kept and the house was better than had been anticipated.

We cannot speak highly enough of the Oruc brothers who are all honest, hardworking and honorable business men.

To emphasize our satisfaction with there service we have since bought a further plot of land

Also any guarantee work has been dealt with without query. We cannot speak highly enough of their service.

In October 2003 Graham & Ann, Mike & Jen, and Ausaf & Lyn made the decision to buy a property in Dalyan.We had all taken holidays in Dalyan many times except Ausaf and Lyn who had previously been only once but loved this place just as much as the rest of us.We had come to know the Oruc brothers over several years and had seen their progress as Oruc Construction had evolved.We had become firm friends with Cumali, Ahmed and Ramazan long before making the decision to buy property and having seen first hand the quality of their work, their attention paid to customers specific requirements and wishes and how justly proud they were of each completed project we had no hesitation in placing our construction project in their hands.Our confidence and trust in the Oruc brothers proved well placed.The project commenced in November 2003 and despite pretty terrible weather during the winter months was completed as promised in May 2004. The finished project was everything we had hoped for and more.From an original very basic architectural set of drawings, a few scribbled mods of our own,much discussion about the more major design requirements of no less than six of us, Cumali and his team interpreted with accuracy just about our every wish and created for us the holiday home of our dreams.Unlike  undertaking such a project at home, we were not able to look in every other day on the progress being made.Liason was by e-mail and by telephone with myself  making only one site visit in February throughout the entire build programme. We need have had no worries or concerns, our faith in Oruc construction had proved well founded. I should add that the most difficult decision was that of where exactly the house should be built.This was a matter for much debate and was certainly not taken lightly.Imagine long after we had left Dalyan and on a cold November evening, when we had a  call from Cumali saying that he had found a better location for our house!!!! Unable to get to see the new plot and with only Cumali's description to go on we trusted his judgement and issued the instruction to proceed with the build with just a couple of e-mailed photographs to try to help pinpoint the spot.The ladies were not really sure where it was until they saw the finished product and once again, like us they were delighted.[Thank goodness!] Again our wishes had been interpreted to the letter, our comments relative even to the views we would have liked had not been forgotten and yes it was a better position for our plot. What more can we say about Oruc Construction ? Our house says it all.The brothers have been a pleasure to deal with throughout, the house was a pleasure to move into and we are sure it will continue to give us all exactly what we want from a holiday home for many years to come.The entire process from design to completion including documentation / title deeds etc was entirely hassle free. We therefore have no hesitation in recomending Oruc Construction if you, like we were less than a year ago, are looking for someone to create your dream home in Dalyan.

       Eileen and I both found that it was very easy to do business with  ORUC .
When we bought the property you provided a total service, even to the
point where you opened a Turkish Bank account for us and helped arrange
for the payment of the rates and other standing costs.
When we asked you to make alterations to the property you interpreted
our instructions, (in our absence) and gave us back the house we were
hoping for, plus a bit extra.
As you know we are currently buying additional land in Dalyan and will
have no reservations in asking your company to help us do whatever we
decide to do with that land.
All your staff are nice people, who provide an excellent service and we
feel safe doing business with you.

In 2003 while holidaying in Dalyan we were introduced to Cumali Oruc as we were interested in the possibility of buying a holiday home in the area. After viewing several houses Cumali showed us an incomplete Turkish style house which we were immediately taken by, but the house needed extensive renovation.
We had seen several projects that Cumali had completed so we were happy for him to undertake the work.
In 2004 we returned to Dalyan to our now complete home and as you can see from the picture the transformation is truly amazing. The work was carried out swiftly and to the highest standard.
Throughout the project the Oruc family have given us their upmost support and professional input and we are delighted with the result.

Hi to you all,

These are our comments:

1.  We spent many years finding a location for our holiday home. We wanted to find a country where we could build a 5 bedroom villa with pool in a nice location at an affordable price. It also had to be easily reachable by air with a short flight time and not too far from the airport. We visited Dalyan on the south coast of Turkey 5 years ago and after many subsequent visits decided that  this was the place for us.

2.  We met Cumali Oruc in Summer 2002 and were very impressed with his professionalism and in particular his polite and friendly manner. We met the English owners of several other properties he had built and had the opportunity to visit them which reassured us that we were dealing with the right company.

3.  We returned in October 2002 and were shown several potential plots for our villa and in the end made our choice in a beautiful area of Dalyan overlooking the river and mountains. We discussed our requirements with Cumali on how we would like the villa to look and specific features that we were looking for. Cumali's architect was left to come up with a design which we were shown and agreed to immediately as it was stunning and unique using local stone from the mountains.

4.  We visited Dalyan a couple of times during the building period to see how it was going and to chose various items for the villa like fridge, washing machine etc. Cumali also took us to chose marble for the floor and to look at tiles for the bathroom and worktop for the kitchen.  We were very grateful that Cumali took us to all these places and gave such helpful advice. Because of his honesty and good nature we gave all our trust to Cumali to take care of all the finances and Title Deeds for the property.

5.  The villa was completed on time and we arrived for our first holiday in July 2003. The quality of the building work was in many ways better than anything you would expect in the UK. This also applied to the other items in the villa like the airconditioning which are so important here. We had a house warming party and had the pleasure of meeting all the families of the builders, carpenters, plumbers and electricians and in particular the Oruc family as well as many other English villa owners. This was to us a most memorable occasion and we were overwhelmed by the friendliness of all those that we met. Often we can bump into a builder or electrician or plumber in the town and give them a wave and have a chat which in the UK would be unheard of.

6.  The unusual part of this whole story is that the relationship with the Oruc Construction Company does not end with the building of the villa. They have now become truly great friends of ours in Dalyan and are always there to help us and look after us. If we have any problems with the villa, we receive very prompt service. I even remember a time when the electrician turned up to change a light fitting before I had even finished the phonecall to Cumali ! Our 2 older daughters have taken friends out to Dalyan on holiday and were taken care of so well that they are all going back this year ! This is something that we could not expect anywhere else in the world. Our children can cycle into the town in complete safety and can go shopping or go fishing without any problems.

7.  Dalyan is to us a truly unique place and is somewhere that we constantly yearn to get back to, not only to our lovely house, but also to see all our many Turkish friends. Cumali, Ramazan and Ahmet and all our friends in Dalyan - thank you for all you have done for us - we are truly grateful and so look forward to seeing you all again in a couple of weeks.

If you are looking for a builder to build or renovate a property to the highest standards then Oruc Constructions is the team you are looking for.
We bought a villa 3 years ago and after having employed several unreliable and unscrupulous builders we were lucky enough to be introduced to Cumali Oruc, who agreed to put right the bad work and undergo new work both in the house and landscape the large gardens.
The work was carried out without the need to travel to and from Turkey to oversee the standards or the programme of works. Any contact was by telephone, fax or e-mail. We always had complete confidence and trust in Cumali and his team.
The aftercare service is also to be highly recommended and nothing is too much trouble for the family.
In fact, since the works have been completed we have embarked on a second project renovating a traditional turkish house in a very poor state of repair. Our choice of builder was of course Oruc Construction.
We are happy to talk direct to anyone who has any reservations.

We have known the owners of the above business, Cumali and Ahmet Oruc, their brother Ramazan and their family for 13 years.

We have had a personal and business relationship with them for this whole time and have been working closely with the Oruc Construction department for the past four years.

In this four year period we have worked with them on various projects including:

• The complete refurbishment of an ex holiday home within a shared complex
• The sourcing and purchase of land for future building
• The complete design and new build of a detached, private villa
• The long term restoration project of an old Turkish small holding in a village

We have found that the major projects have been completed on time and to specification.

Small details need attention, as in construction projects everywhere, and these still need attention, checking and clarification with Oruc Construction, but we would not hesitate in recommending them as reliable construction project partners.
